Our details were passed on by a builder to help prepare a concept design for our client located in Hunters Hill, Sydney.
At first we had a meeting, my clients wanted a first floor addition with extra bedrooms and another living space for their growing children. We presented our fee proposal and service and were accepted to prepare concept design to help my clients get builder budget estimates to then go to the bank to find how much the bank would lend.
We worked through a few options during a few months, then was ready to put together the detailed sketch design plans, finishes and the basic certificate.
We obtained an estimate from the builder; and after discussion with the bank they were advised that their build cost had to be reduced. We met with the client and builder and worked out an action plan to reduce the size and scale of the project.
As a result, the design was to allow for a master bed suite for the parents with a cool study nook. As the design was to reduce size, this was not to compromise on the design and so with the scale being reduced the roof would be able to integrate with the existing and allow the internal spaces to have beautiful raked ceilings and a lovely balcony; also integrated into the form of the new roof and additions. This design is one of my favourites and overall looks like the home was always a two storey dwelling.
What I love about this project due to the change in the design, I believe this design is a much better outcome with lovely spaces and form which ties into the home amazingly.
As the architect, we were then asked to prepare the complying development application on our clients behalf. I have a video on the differences between council and complying development to help understand the main differences and pro’s & cons.
The application went well and we also organised all consultant fee proposals which were required for our clients to decide who they preferred to work with and from there managed the application on your clients behalf.
As soon as the application was approved and the CDC paperwork was issued, the client and builder signed a building contract and got underway with the build. The build was a great build and the builder did a nice job with this one.
