Alterations and Additions in Concord

Mr & Mrs Omara were recommended by a local builder who we have been so blessed to be working with. I was introduced by the builder as my clients required much needed space for their growing children, but also much needed reconfiguring of the internal layout of the existing California Bungalow and to allow for a better entry through to the backyard.

The design needed to incorporate a better layout, allowing for a nice larger opening kitchen, dining and living with a new large deck area. They also needed more bedrooms and so the design was to incorporate a first floor addition for the children’s bedroom, but also a new master bedroom suite with a nice balcony to their lovely backyard.

We started in the sketch design stage like we do for the majority of our projects, as they needed to know costs before going ahead with approvals and the build.

We worked with our client and first measured up the existing dwelling then prepared the developed schematic design floor plans to work out space and compliance with the CDC rules before going ahead with 3D views.

We worked through a few options to explore all opportunities with the proposed floor plans, it was really great to work through and explore options. What I love about this stage is it’s really the best time to explore all possibles! I really enjoyed this!

As the existing home is a California Bungalow, so it was an important requirement of the client that the design of the additions and more specifically the first floor addition tie into the existing look of the home.

We worked through the sketch design and presented the design package to the builder. After the builder provided his costing, there was some tweaking on selections but overall we were close to the client budget and my clients were happy to proceed with the approval stage.

With this project my clients wanted a rear balcony from their master suite bedroom. Unfortunately the restrictions on deck on the upper level are so limited within the perimeters of the complying development so the plan for the plan approvals was to do majority of the additions and first floor additions as a complying development as to speed up the process and the deck would be submitted to council for a separate approval.

We prepared the complying development plans and assisted with the approval with the selected private certifier. When the PCA was close to wrapping the approval the client and the builder signed the contract so once the PCA issued the CDC documentation certificate they could get started.

About half way through we then started the documentation for the proposed rear deck. We prepared the plans and application package for submission to council. The application was approved, the construction certificate was issued by the certifier so once the paperwork for the CC was issued the builder was able to install the sliding door into the already prepped opening while they were still working on the additions.

The result of this project shows you the first floor addition matching the gable style of the existing home. It would have been nice to match the pitch however with the restrictions of the complying development where limited with the building height, however the proposed additions tie in very nicely when viewed from the street. We are very happy with how this project finished up.
